You hav to be fast though, sellers go down the list calling and emailing when they're in a distress situation.  

Then started eviction today if there was no rent.Oh, and there's no difficult situation here. 

If you do a commercial then a residential, would you be in the situation of having to pay double closing costs? 

See how nice and helpful people can be when the situation is correctly stated :) @John Andruszka   SO Ya your next step is post pay or quit then file for non-payment, eviction, she's not gonna pay you a dime. is my bet and I bet I'd win that bet..You have no guarantee she'll pay rent, you've given her 2+ extra weeks to move..

No matter what the situation is you have to make it to the finish line... 

Frequent reader, new poster here on BP, sorry to hear about your situation @Mitch SmithI'm a real estate attorney and contractor/investor in the Indy area (based out of Shelbyville, 25 minutes SE of Indy) and I'm seeing this happen far too often right now.

Does anyone have knowledge of the situation or resources to steer us in the right direction?

@AndrewJohnson Yes I can definitely see how some bases would be difficult to assess, and how being part of that community could help me have a bigger understanding of the individual situations.

You dont have to start with just SFR or anything, just depends on your situation and what you can structure.

Would love to hear from others who were in similar situations with student debt and what they did to mitigate it best while managing to invest in RE.
