For example I get the simple math of just budgeting lets say an average of 9%, but that 9% doesn't include that first months commission.

You could also do a simple fix and flip to get them paid back quickly.

Can you get his bank account information and transfer him the money electronically, including emailing him a breakdown of any amounts removed... and just make sure there is a very clear paper trail?   

It's hard to find a good one plain and simple.

just get them out so you can sell your property and move on...simple

Of all the properties I've looked at and done the numbers on, there's only been a few that turned out to not look good (on paper at least).
