Filling a vacancy in Cleveland, OH

I have a 1 bed/1 bath unit in Brooklyn, OH that’s been renovated recently. It’s been marketed for rent for almost a month now at $565/mo. My recenty renovated 1 bed/ 1 bath units in Lakewood, OH rent out far quicker, ~2 weeks at $585-600/month. Has any other property managers/landlords experienced a drastic difference between those 2 locations? If so, what has your experience been with vacant Brooklyn units? I’m getting slightly frustrated because I’m used to the vacant units being filled so much quicker. Thanks, Tim

I've only ever heard bad things about property managers out in there, and that's from landlords, not just tenants. It's hard to find a good one plain and simple. I've heard an interesting tip on a podcast once where the owner had out of state properties and property management in place, but whenever there was a vacancy he personally promoted the crap out of it on zillow, redfin, craigslist, facebook, etc., regardless of what the PM did. Then he set up a ton of appointments and forced the PM into going to show it. 

They'll never care about a property like an owner, so maybe give them a little more pressure with a similar strategy. Sure, that's technically their job, but that doesn't mean they're doing it well.
