Even though I plan to purchase myself, I am hoping this step in the process can serve as additional education on the specific materials that go into each part of the rehab without committing to allowing a contractor to run up the costs on me.

LLs should not be not paying their mortgage just cause they can, just like tenants should not not pay their rent just cause they can.... both are taking advantage of a pandemic to self serve while hurting others - ie the person expecting that income each month. 

The keys are obviously the location, access, demographics, rent comps, condition of the property and utilities serving the center.

This all leads me to my very self serving question...

I have been analyzing deals for about 3 months now in areas served by good schools: Windermere, Winter Garden, Lake Nona, Celebration, Avalon and Meadow Woods. 

Otherwise, you would just proceed along with the process as documented in the lease... serving a pay or quit, etc.
