Lastly, are there materials you can use, or changes in the way you design floor plans to reduce neighbor noise in small multi families or apartment buildings?

Typically I am on the "design and sale" side of the transaction.  

Expect to pay a slight premium for the rate, it is normally designed as an ARM loan with a 20-25yr. amort schedule, some offer a non-recourse for an additional 500-1000 basis points.

However, we were not able to use all of the cabinets in our design, so I ended up selling the left-overs on craigslist for $950......yes, $400 for that whole kitchen.

Hi all,I am currently working on a two family house in the riverdale part of the bronx, I went the route of converting the property to a 3 family house but am now wondering if it was worth it.Scenario 1:The house is a two family house where the 1st and 2nd floor are part of 1 unit and the 3rd fl is the second unit.The 1st floor has a garage, living room .5 bath and kitchen (400 sf)The 2nd floor has 3 br and a living room 1.5 bath (900 sf)The 3rd floor is a 2 br 1.5 bath (1000sf)The house was not in a move in condition but if I made some minor design changes and renovated the place I could have updated the house, kept the layout for the 1st fl the same and made the 2nd floor a 4 br 2 bath.

Howdy @Monica LitsterThe way the calculator is designed you are working towards establishing a purchase price.  

A few friends (one being a designer) have given estimates of around $20K and higher.

I am designated the master of the LLC and as such get to make all the decisions as far as daily operations and expenditures up to a certain amount.

But the same could be said of any worthy endeavor.

Since the lower unit is designed similar to a walk out basement, I think it may stay cool enough in the summertime to not need A/C.
