We are public school teachers so the only advisors offered are salesmen that push us into sucky 403b high fee plans. 

Adding laundry to a unit can also push rents $100-$200/month. 

I feel like once i get started, the ball will start rolling, i think i have the skill and motivation to succeed.  

If asked by a tenant for relief, I will require proof of income loss, and will push for as much rent as possible plus a shorter term payment plan.

Maximizing rent roll, among a whole host of other things, largely depends on how many legitimate bedrooms (granted NYC standards) you can eek out of the layout.
