Ask the tenants to confirm the reported rents on the rent roll (i.e. get estoppels).Verify the rents aren't more than 5% above market rent for comparable units to ensure that as units turnover, you can re-tenant and maintain your cash flow.

If it’s a few spots here and there but the rest looks good it’s not that hard to replace s few planks if you do it the right way.Some brands, especially budget brands, of vinyl plank are definitely not up to par compared to Allure and Pergo.

The house would have to appreciate 2% per year in order to zero out the 24k annual loss. 2% appreciation is rather low, compared to what we have seen in the last years.
