Have you reached out to tradespeople (Plumbers, HVAC, etc) to help you figure out what the light rehab costs would be and to find your ARV, or do you plan on doing it yourself with sweat equity?

Looking to connect or get some recommendations of any reputable general contractors that have experience with condo renovations.

The reason I haven’t used a network like that is because 4/5 properties are with one very reputable provider and the other is in the same geographical area so if that new provider didn’t work out, I could roll that house into my existing portfolio with reputable turnkey provider.  

But additionally and most importantly, I would like to buy and hold property while creating a quality product - something that I would be proud to attach my reputation to (this is very important to me) and then do that over and over again.

Assuming you are able to achieve your zoning goal; consult a reputable contractor to determine the construction expenses.  

Also taking referrals for a plumber who is licensed/insured that can take a look, this is located in South AustinThey'll most likely need to break concrete to add the drainage lines- Thanks in advance!

I know PA has a reputation for playing it “fast and loose.”

You'll quickly get a bad reputation. 

Having that reputation will not benefit you with the city.  

I know I have a lot of work ahead but very excited.I'm currently identifying where I'll hang my license and looking for a strong, reputable team to join - one I can proudly point to as a source of support while I work hard to contribute.
