If you find any lease violations (e.g. illegal pets, illegal drugs) you can evict for that.  

If not, next best choice IMO is a listing agent who uses a very experienced, reputable short sale negotiator. 

One that will know which side of the tracks I should be on, knows information about schools, and economic development changes, knows which neighborhoods have good or bad reputations, etc. 

On some streets you sill see drug deals going on in front of you and prostitutes walking by.  

The squatters are definitely using and/or dealing drugs in the house and I happen to live next door currently, would it be a good idea to set my self out there as the buyer since they know where family of mine lives?

Maybe a seizure for drug selling or processing?
