Buying Squatters Question's 2021

Hello!

I'm a fairly new investor with my portfolio only being a duplex. I recently got a lead on a house off market and have been waiting for the family to go through probate to get the rights to sell the house. The house is occupied by a couple of squatters unfortunately. The family has tried getting them out, however they refuse to leave. I received a text today that they are ready to sell to me how ever I am a bit hesitant being that I've never dealt with squatters which is scary on its own but the whole moratorium thing really has me doubting the potential of this deal. I was hoping that anyone with more knowledge might be able to help me put my worries to ease so I have a few questions to ask if anyone would be so kind.

1. Does a process exist to get the squatters out during the moratorium? If so what kind of time line would it take to complete it.

2. The squatters are definitely using and/or dealing drugs in the house and I happen to live next door currently, would it be a good idea to set my self out there as the buyer since they know where family of mine lives?

3. What are the odds that they burn the house down or do other mischievous acts in retaliation and is it even worth it if they do?
