This is pure networking, we can do introductions of what you do (or want to do) and your name, and then find someone who is doing what you want to do and tackle them.

Purely anecdotal, but I’m in a lot of GA/NC rental groups on Facebook, and I’ve seen a few report slow bookings in the ski are regions of NC.

@David Green, What you have is an investment property pure and simple. 

To motivate tenants to move, I suspect I would need to offer 5-10k in this case (that’s pure speculation since I never done so).

It's 18k out of pocket (points and closing cost) and we already own the property for this is purely rehab financing.
