Recently had an existential crisis and started looking for options to make my small amount of money work for me and build wealth to allow me to travel far and often while affording me a lifestyle that let's me deep dive into personal growth and be present and loving for my family and friends.

I just want to make sure that this is realistic for those who know how to find a great deal, understand how to properly run a business, and have the money to accomplish it.If you've read this entire post, please provide your feedback!

@Paul Moorer @James Wise Yeah... so wholesaling without a license is not illegal if done properly... and there are many state to state intricacies that can effect how you have to conduct your business, there's no Federal law on brokering Realestate LOL.

He never answered his phone, always gave me the rent super late and always told me he Got someone to fixed things and never did. anyway, my point is, I feel like the property manager didn’t screen her properly.

We prefer the suburbs but are looking into Cleveland proper now as well. 

But were "hoping", with the proper reovations we can increase the value to sell for atleast 200k. 

Regarding building an ADU, again it depends on your goals, but the ROI on ADUs in Denver aren't that great and a lot of appraisers don't know how to value them properly since there aren't many comps, so refinancing could potentially be an issue as well.For your first house hack, start simple and go from there.

I am a decent saver, and enjoy a minimalist lifestyle. 

I’m in business so I expect proper communication of project progression but I’m not getting it from my general contractor.
