So depends on how large of a 5 figure loss the sale of the property will cost you.

Again that is all for a conventional loan. other programs as our non-seasoning product or other DSCR products might have different rules but the above will be true for any conventional loan.  

I've been reading as much as I can on the subject, particularly the commercial investment/sales front as that's the field I would like to enter into, or operate primarily in, but I'm curious as to what self-education sources an ACTUAL commercial broker might suggest to a junior/inexperienced agent looking become a competent CRE sales professional in the future, without wanting to harvest a kidney in order to pay for it.

Last I checked they have loan products for both a 2nd home or investment property and they'll use your Canadian credit to qualify you. 

Among the critical repairs, the deck replacement is a priority due to unstable railings and a broken post causing sponginess in the center.My proposed solution involves purchasing something like this product from Home Depot, along with a couple of 2x4s screwed into the fence panel and outside frame of the door.

Theses products do not have DTI but they require 15-25% down.
