The last RE crash was predicted by very few people. 

I don't want to try to predict the economy but who knows where we will be in middle of 2019 when I would be selling this property. 

I don't have any idea of what I should be looking at to predict the market, though it looks like the gobbling up of foreclosures is the movement towards the equilibrium, and inflows into the system, clearing up a lot of the bad debt.

Is resale value on these types of units not predicted to go up in the future?

It might be Apple stock, fine, how well can they predict the future of stock prices and risks?

Of note, this is still 6 months later than many other investment banks have predicted.

Probably will go FHA house hack route because can't predict health of dad and low down payment and getting feet wet. 

He's predicting it will crash, David Greene is predicting it will continue to go up.

I actually like the space currently and have recently invested, but I'm analytical and like to try and predict how things might play out.  

Buying any cash flowing loan, it is always about the predictability, continuity and consistency of future payments.  12 consecutive periodic payments is a contributing factor to a higher valuation, the point is do not assume it is the only factor.  1 year is not really that much time, it's only 12 'things' (payments) which is also not a lot in comparison or 1/30 of the entire plan still to come, 29/30 has some inherent risks still.
