In regards to the Greater Tampa area and a majority of its suburbs, apart from those with an overwhelming population of retirees, I do not see it having much of a lasting effect.

Seems like you can’t go wrong with the forecasted population growth in Austin TX.

That amount is so small compared to global and country population.

For instance:  Little Rock, Arkansas vs Nashville, TN — LR’s populations (painting with broad strokes here) largely lives in Little Rock because they are from LR or from the region.  

I mean its a college town with a student population of 17k.
