I plan to keep my disclaimers-- seems like it would at least "encourage" a tenant not to try to sue if something is their fault.

They want to encourage Firefighters, Police, EMT's, Teachers (all of which have already passed stringent background checks) to LIVE in those neighborhoods.

Some prefer a non-refundable pet registration fee, but I think having a deposit that they might get back encourages them to be more vigilant about taking care of the property.

UPDATE: We fixed the bug that was preventing people from creating a new topic from the forums homepage, and I believe the other buggers have been handled as well.Charles - I'm glad you like -- I really like having another level of communication on the platform as well . . . falls somewhere between a PM and a forum post.

But if you lack confidence and/or motivation, you're sunk.I would encourage you to do some real soul-searching as to what is holding you back from getting started, assuming that you have not done so.

@Chris Frydenlund I've been living in an Airstream for the last 9 months while traveling around the country, and I've had similar thoughts about converting it to an AirBnB when I come off the road.I would encourage you to do whatever you can to find a situation in which you have access to 'full hookup' for water, sewer and electric.
