Capturing a motivated seller --- wholesale

I noticed a lot of wholesalers saying that they put up flyers saying "We Buy Homes for Cash!"

I assume that most of you that do that have a buyer list thick enough that you can find a buyer pretty quickly. However, someone new might not have as many buyers, and would have a longer wait time associated with selling after a contract assignment.

My question is, how do you convince homeowners to contract to you, after they discover that they can't just get you to buy and their worries are over? Is it just a matter of how motivated they are to sell?

Mark Kindy I would encourage you to be as transparent as possible with sellers. If you can't perform as the buyer you can simply say that you "have partners that you work with" on all of your real estate deals.

Trying to explain what an assignment agreement is to sellers is a lot of times difficult. The bottom line is that 99% of sellers who will sell at a wholesale price want you to solve a problem they have. It doesn't matter how you solve that problem, they just want it taken care of.
