Keep the phrase short and number easy to remember.

We (half-heartedly) joked with friends about "plan B" - going to our farm 60 miles away and living off the land.

And then another investor used the term motivated seller one day at lunch about a non-motivated seller he had gotten a call from and I joked that they were motivated, they were motivated enough to call you for some reason.Result I started my unmotivated data base, dead leads, and started farming them sort of, just like my agent had done in the real estate office.
