Define your objective - What type of property do you want and why.

The long and the short of it is that we are both motivated, organized, and realistic people who think we can succeed in real estate.

I am not the most organized person and want something that helps with understanding and tracking the financial side of the business. 

It includes, among other things, a comprehensive map of the Cleveland area, grading each area from A+ down to F, using a consistent, objective and transparent methodology using publicly available data.

If there is a real estate investor group in your area, they might organize on some website other than Meetup.

Hopefully this method and doing these calculations might provide some insights or objective information for your decision.

Will make sure the trash is organized, water isn't flowing for no reason and will mob and clean common areas.

I recommend setting some objective criteria so you don’t have to spend time worrying about stuff like this.  

It all depends what your investment objective is and where you are in your timeline in your investment career.
