To the original poster I would find a motivated seller of a nice duplex or triplex and search on craglist or whatever you use(zillow, truila, etc....) and find a seller financing duplex or triplex.

I have completed a good bit of research via books from gurus which provide a 10,000 ft. view of the process but not necessarily a step by step. i.e. where do I find owners of MF to contact, if I find a motivated seller, what is the legal setup (syndication first, or LLC?)

On the plus side, I believe and has been my experience that a motivated, hard working, intelligent, local RE operator can make good returns in any market in the USA ... they may use vastly different strategies in different markets and may need to shift those strategies as the market shifts, but there are always good returns to be had.
