Go find some successful property managers in your area that are using video and pick up some tips.Personally, I don't think you have to be fancy with fly-ins, catchy music, or other trickery.

Also let me know if you have any tips you can also give, after all I am just as new to this as you. 

I even have some duplexes where the sound travels from one unit to the next.What are your tips or tricks to mitigate this?
