I tried to use the BP calculator but even then I’m having a hard time knowing what the property is actually worth, or what it will  cost to put the work that needs to be done in it before renters move in.

I mean what could go wrong with no trucks to move supplies and food in a state that large......? 

They are moving a million miles an hour and its hard for them to determine your strengths and weaknesses and how that fits into their needs. 

We had tenants(4 girls) for a year who just moved out from our  house in Kirkland(Washington state).

That's a smart move you're planning with the STR and bonus depreciation.

I bought a turn key rental for one of my first and I learned a tremendous amount of knowledge from jumping in and making a move. 

There's some moving parts for sure.  

I am going through the pre licensing courses/ process now.My rough plan, as of current, is to begin flipping homes in desirable residential areas nearby and then move to flipping in the mountain/vacation setting.
