It's in  a good spot on a busy, mixed use street and would be ideal for a number of business rentals: office space for small business, tax accountancy, artist studio, real estate office, small co-working community, coin laundry.

True there are laws that say you can't comingle monies and mix personal stuff with your business stuff. 

My long-term goal is to generate $80,000/year in real estate income within the next 5 years, with the income being generated from a mix of fix-and-flip and buy-and-hold.

In my opinion, you are mixing strategies. 

Quality mgt in a complex large enough to support it may be very hands-off.I have a hybrid in a mixed use building, but the apts pay the bills.  

I completely agree with you though and intend to jump in the mix sooner rather than later.
