All you should be calling your house is a rental, who you rent to is irrelevant to the policy, you could say it's for retirees, but legally it's just a rental and anyone can rent it.You also need to be careful in your tenant selection process trying to weed out the public to provide housing for only students.

You learn some things about being a landlord, you learn the process of purchasing a home.

Hoping to meet and learn from some people who have recently experienced the purchase process.

I also thought that myself, but I figured for my first out of state investment, I might want to use their contacts in order to have a smoother process.

I've been doing some research etc about starting the process and am open to most anything as guidance.

Now she wants to sell it before she gets out of bankruptcy so she doesn't lose it to foreclosure(I'm assuming once she gets out of bankruptcy it will automatically start the foreclosure process).  

Whatever route you choose make sure you don't overpay and you have a solid tenant applicantion process so you avoid any headaches.

We are now preparing to strategically grow our brokerage business, and we would like to approach the process with a "blank slate" in order to not bring in a "traditional brokerage" mentality.  

Please remember that each institution conducts their process slightly different.

Taking back a home and going to foreclosure is a long costly process.
