Ultimately, if it's simply a buy-and-hold investment, the area shouldn't matter too much, except that I want the right amount of stable growth coupled with consistent job growth.

Both lists can be a good source of leads; but as always, consistent mailing over a long period of time and quality of letters and post cards are important.

@Mark Ferguson Since I live and work in the Tri-Town area I consistently look for cheaper properties in the area and I can say they have been drying up in the past two years.

@Michael DeAngelo,You are asking all the right questions and in my opinion the best way to get there is to scale up as quickly as possible following sound business principles.But, you do need to start small and actually prove you can buy a income producing property that actually, uh, produces consistent income.
