How do I find "Real" Buyers?
I am a former real estate agent from the California area. I have recently relocated to Charlotte NC and trying my had ad wholesaling. In California my largest wholesale profit was 20k.
I understand comps, demand, local economics. I have come across wholesale deals but trying to find "actual cash buyers" is my issue.
What ways are any of you finding cash buyers in your areas?

Many of the "Real buyers" in my farms are the ones that are buying REOs and at the court house steps. If I do comps for any property, I can see which nearby properties were sold as rehabs. I then look up the property history to see who bought it and how. If I see an LLC or corp I check to see how many and what kinds of purchases that entity has made in the past six months. You can find all kinds of active rehabbers that way.
That being said, rehabbers aren't always the best buyer. Depending on the area and price, some properties are better sold to landlord buyers. Many of them pay more as they're looking at cash flow and not profit spread.
If you are good with data, or have help from someone who is, you can find out who is buying and holding in the nearby areas.
