In 2019, I started with 5 properties (I lost one arbitrage but got a new one- I'll explain in another post) but now back up to 6 total units (3 arbitrage and 3 homes I own).  

@Nick Elg  I spent nearly a year getting my team dialed in, but I've done several deals in SE UT and have done very well on most - broke even on 1, haven't lost... yet (knock on wood).Carbon and Emery counties are made up of small towns and are good markets IF (and that's a big IF) you know how to navigate the small town "stuff". 

When I was fortunate to gain the knowledge and experience from completing my Masters, then my confidence in what I do skyrocket and I was looked upon as a subject matter expert in my field in major corporations.

Just let it go, if you have not enforced a late fee in the past then you have lost your oportunity.

In the last 3 1/2 years the currency lost almost 30% of its value and most of it was pre-covid- The political climate is not the most stable.
