The School of Hard Knocks is the best way to learn though because you don't know until you know, right?

I like the School of Hard Knocks with an active mentor.

If the dogs are still there on day 4 (which you might get on video by knocking on the door and having them bark) you could have filed the unlawful detainer paperwork.

Look around and knock on some doors for off market deals.

I am a lot older than you, and am enrolled in the school of "Hard Knocks" and have learned to Look at ALL options before I change course. 

The Brazos River has flooded the roads, but the houses are mostly in good shape down there (knock on wood). 

On the other hand, the house is in a neighborhood that's starting to see the knock downs and rebuilds and there's possibly more up side appreciation.I'm leaning towards selling next spring when my tenant's lease is up and going with option #2.I'd appreciate any feedback. 

So far...knock on wood..... its looks like it will be spared from the flood, but fingers still crossed....more rain is still on the way.

I'm interested in what will happen too...got a SFR in Humble that was spared (unless it all flares up again....knock on wood) My tenant gave notice for a move out end of Sept and I needed to have a bathroom remodeled..... how do a find a contractor now?
