I've never done the refinance part, but the upside would be you can pull out most of your initial investment and use it for another property.

The deal looks good initially with a COC return of 13.33%. $500 pure cashflow is good.

If you sell after a couple years of payments for $75k then profit is anything over that initial $60k cost (sands any other expenses/fees just keep it simple).
