There is a deal that I want to acquire, the property is listed at 61K thinking about offering 55k so say I get the property and pay cash for the house but I want to use creative financing for the Reno cost and not my cash what are some suggestions as to where i should look for this funding I plan to have my LLC soon but I don't have it now and i know most HML and Banks require an LLC as a guideline for funding of investments. the total Renovation cost is from 18k-22.

I’ve seen duplexes lower than $200,000 that are “homepath” – might be best to seek out a local agent who is familiar with this stuff.The only issues with these deals is regulations (which are good and bad), you will need the money, cash reserve of some sort as well as tax returns, etc. to qualify.I purchased the home next to me on an owner contract for a very good deal as it wasn’t for sale and controlled by a family trust that just needed some creative problem solving to get rid of it.

As Steve mentioned, you'll need to take Articles of Incorporation, company authorization for you to act (depends on the entity) and your ID to make a demand, or deposit twice in your account and let the bank clear it.

You have not answered and solved that problem.I am not sure what you have been reading on the 'creative' side of things but this is not creative, it is more fantasy.
