I'm currently working with a lender to get pre-approved for a physician's loan, if there are any health professionals or those familiar with this on here would love to hear your experience/thoughts on this. 

There is a full (24x52) vinyl window (tiled in) in the shower/tub area.

Should be framed as a health and safety based eviction as opposed to failure to pay rent.

If we had excess profits, we would also potentially buy ourselves a reward for our work (an in ground hot-tub at our house). 

I would like to get into commercial investing, while working full-time in the health system. 

If builders and owners were equally concerned with health and safety as they are with profit, there would be fewer "heavy handed...restrictions" and the construction industry would be allowed to self-regulate. 

Given that they have lived in the unit for over 10 years and their mother lives there as well, this option may not work though because of the following RSO guideline:"If a tenant lives in an eligible unit but has continuously resided in the unit for at least ten years, and is either 62 years old or older, or is disabled as defined in Title 42 United States Code Section 423, or is handicapped as defined in Section 50072 of the California Health and Safety Code, the tenant is protected and the landlord cannot evict for an owner, relative, or resident manager move-in."

Our flip work has started with the upstairs bathroom that was triggered by a disconnected overflow drain in the tub.

I would find the contractors before buying otherwise o wouldn’t know how much it will cost to rehab i would also have an idea how much it costs for typical things so I could put in offer faster Such as cost to replace toilets Cost per square foot for LVP and install Cost for shower curtains and rod Cost for painting cabinets Cost for new kitchen faucet and installationCost for new fixtures in tub and sink in bathroomCost for resurfacing 10’ countertop Cost to paint inside 1300 square foot house with light grey walls and white trim Cost for new handles on 6 interior doorsCost for new handle on 2 exterior doorsCost of 6 new ceiling lights and installation Cost for 2 new exterior lights including installation Cost of new A/C system for 1200 square foot house Cost to have lawn maintained for 3 months while rehab is taking place Etc etc
