I am having trouble being a good landlord and being in a small town makes this harder since word gets around and I want to be a fair landlord.I am interested in selling the property and moving forward.

If I believe they have taken steps to improve their situation, and I am comfortable they will continue to do so, I will often request something to mitigate my risk and move forward anyway.

Loved the recent episode that pretty much said you don't have to wait and find or create an amazing deal to be successful. really snapped me out on analysis paralysis and begin and after I moved forward and started the ball rolling on finance I think a great deal actually did sort of roll right in my lap.

Going forward I am very confident of continued rent appreciation for at least the next few years.Low price markets are low price because historically their appreciation has been poor.
