With that being said, this is a different strategy than buying a property more specifically as a vacation rental investment; I would only recommend the first idea if you were already thinking to (and capable of) buying that second home as though you would never rent it out (or only on a limited basis) - in other words, you can and plan to carry the debt service on your own - and the potential rental income is just icing.

The real viable deals never make it there.Your best bet is to find an experienced commercial broker who operates in the area and let her/him know what you are seeking, what you are capable of taking down, etc.Another strategy (if you are looking for retail) is to walk/drive the neighbourhood and make note of any buildings with significant / multiple vacancies.
