that's really unfortunate since there are many elections and "check the box" that can drastically change the contract.

@Don Carey My clients and I usually wish the Sellers well and tell them that, if they ever change their mind and want to take our offer, to give me a call and if we haven't already bought something else, we might be able to work out a deal. 2/3 of the time you never hear back from them, but sometimes you do.You know what you're willing to pay based upon your business model and stick to it.You as the Buyer have the right to offer what you are willing to pay.As the Seller, they have the same right to ask for what they want.Sometimes the parties come to agreement and sometimes they don't.You're not doing anything wrong.

How much do you estimate for CapEx and does that change your maintenance estimate at all?

I realize now I worried entirely too much about the what if's on this deal and being more prepared would have helped to prevent this.Structurally if I were to do this again, I'd of created a trust instead of holding in my company name and changed the email and mailing address for notifications.

If I weren’t comfortable with that (which I would be but it seems you are not) I’d sell these properties and 1031 into a 10 or 20 unit that I care less about and rent someone else’s fancy home on the Cape and let them change the sheets and clean the tubs.

You may not want to have that capital trapped in that plan until such time as you change jobs or reach age 59 1/2.

The analysis may change depending on if you are flipping, wholesaling, buying-and-holding, etc. and also whether you plan to use financing or not.You'll also want to start thinking about such things as can you transfer your ownership share - what if one partner has children he wants to leave it to? 

Miscommunication is very common when you're dealing with this many people and things change up all the time.
