[Calc Review] Help me analyze this deal

Hey Everyone,

I'm new to BP and trying to start investing in real estate. I'm only going to be living here in Clarksville TN for a couple years for work and I'm looking for a property that will accommodate my family situation and make a modest return once we move away. If anyone could take a look at this report and let me know if I'm on the right track I would really appreciate it.
