Especially in the next phase of this business knowledgable agents will be increasingly prioritized by sellers #3 Get into good business building habits (i.e. cold calling, door knocking (not right now but you know what I mean), open houses)#4  Get to know everyone you can in your local community.  

I did extremely well in the last recession, so either way, I'm not the least bit concerned. :)

Ended up with three investors, all left the deal extremely happy.

They're given on a project by project basis and the process is extremely competitive.

I do understand there are many reasons why they go to the extreme (both self serving and otherwise), but does anyone have good experience in finding a lawyer who is on your side and tries to acquire the property, instead of getting it redeemed?

Even though this is an extreme overestimate, I understand that work may go over budget.
