The market doesn’t matter I’d say the strategy you implement on the property matters , doing the proper due diligence before purchasing and also having cash reserves for emergencies.

It's been about a month since I complained, and they are still trying to get "real before and after" pictures.I highly recommend, if you are local to find your own work crew for after-hours emergencies and routine repairs and snow removal and landscaping, and manage your own finances.

Verify that the turn off/on valves are functional (prevents problems later when there is a plumbing emergency.)

Are they temporarily put up somewhere by the Red Cross or your local Office of Emergency Services?

We recently purchased a duplex and since we are from California the realtor said to be considered a bedroom, all you need is a window you can climb out of in case of an emergency, for the fire department.  

Our systems are built around transparency so we have built in photos of before and after pictures, a software system that provides reports on cash flow, maintenance, a P+L, an after hours call service for emergencies, built in legal advice and contracts, built in accounting for clients, etc..

Mix both the 1 year pre emergent and the All kill and spray together.

This is separate from my personal checking accounts and generic savings account (emergency fund). 

Hoping to see it re-emerge in a month or so.
