It sounds like you're in the drivers seat and he needs to sell.

The market you invest in should be chosen based on its ability to deliver properties/deals that will allow you to achieve your set of goals...not because "I know the market".  

Don't call the brokerage and work with anyone else as the selling agent if he doesn't have anyone else involved gets FULL commission and this, my friend, is a huge driver when offers are similar.

On the other hand, a person with a 1MM luxury / super car (depreciating asset, unless it's a classic an/or a celebrity UBER driver) as his/her only asset (owns free and clear) by definition they would be a millionaire while the leveraged property owner would not be...

She could driver herself crazy thinking of all the scenarios where her privacy/safety could be compromised. 

MFUs/apartments are the growth driver for new builds.

Even if Moses didn't hand deliver it. 

I am afraid by labeling it as such you will deliver a forced script that the seller will pick up on and be turned off by. 

I just had them deliver stainless steel appliances today for a kitchen rehab.

Are they RTA or delivered assembled?
