In a way where you would have no loan and own it 100% (except maybe Loews and Home Depot cards).You can pick up a construction trailer cheap (sometimes), [AND] you would keep 100% of the rents every year.DIY all of it, down to grading the lot and planting the grass seed.You can rent a lot of the equipment you need, and use old school techniques to build walls and rafter and stairs (your Father can probably show you how to do that if needed) vs lam beams and delivered trusses.Then when your done, do it again next door and double your cash flow.https://www.youtube.com/watch?

If a landlord files an eviction complaint against a service member for nonpayment of rent, the service member should inform the court of their active-duty status and ask for a “stay of the proceeding” which could pause the eviction.A “stay of the proceeding” on the eviction can be asked in one of two ways:A service member may go the hearing and ask the judge for the stay.A service member may file a written motion for the stay with the clerk of the court, deliver a court-stamped copy of the motion to the landlord or the landlord’s attorney, then go to the hearing and ask the judge for the stay.

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.
