My suggesting is go wide, before you go deep.I was not a fan when I had to move to Milwaukee 15 years ago, but I am now: the city has been re-inventing itself over the last decade and is not anymore the slow rust belt city it has been in the 80s, however that is still the countries perception and will take a while - I talk about this on my YouTube channel a lot.

this picture from pellgo is just amazing, these zip code located just 5 10 miles to each other and their price is about similar back in 2000-2010 era but after 1 decade the price structure is different, thanks to buyer activity and flipper activity.

When it comes to holding times for buying versus renting I typically believe for a hold less than 5 years you are better off renting (but the last decade RE was crazy and holds of less than 5 years were profitable), holds from 5 to 10 years could go either way, and holds of greater than 10 years or longer and San Diego has and likely will provide better return than virtually all other RE markets.

This is an extremely rare situation - I have seen it twice in two decades in the industry. 2. 100k gallons through a water line in a month is nothing.

Pay sky high rent and get Zero benefit as a renter.. or pay 6% and own get the tax write off pay down your debt over time and in MOST markets enjoy some historic apprecaiton over the decades.

This is an emerging trend, as many young people still exercise the dream of their parents and move south.Affordability will curb the growth in some markets on the west coast and in the south to smaller gains; it seems very possible that we will see a trend change in which markets will grow the fastest over the next decade.
