I have an ownerrez widget setup so that I can accept reservations, real time, and cross link the calendars so it blocks on AirBnB and VRBO nearly instantly. 

Here where I am if a property is just a lot and block and you want an address like 123 Main street you call the borough (we have boroughs instead of counties) and request it.

Turnkey companies that have experience and a good track record should never warranty tenant caused damage.

I was thinking of asking for a key or having the unit owner sign a document releasing me from any liability or damage that is caused by my inability to access the utility room.  

Read the fine print in the foundation repair contract: Damages to the property, interior and exterior as a result of the foundation movement are not covered, during and after works completion.

Be sure there is no damage and like @Justin Fox said, if the neighborhood can't support your improvements then don't do it.
