If I buy life proof for $3 a square foot (it comes with built in Underpayment and if i also put an additional noise reduction underpayment will thIs help significantly in reducing the sound of foot steps, things dropping etc?  

@Carter Butler -- I'm curious as to who you've heard say to ignore market cycles.

We are at the top of the cycle now, I would wait instead of risking more loans.

Should be full cycle in around 100 days total!

@Dinah Tabora You are drastically over simplifying and overlooking the biggest pro of turn key and con of trying to do it yourself.

I'm already approved by the lender, have proof of funds, have made about 7 offers and 3 have countered with a higher price that throws a .5-.6% ratio.Any ideas as to how to improve my search and find that killer deal?

So sellers will require a proof of funds (if paying cash) or a pre-approval letter(financing) from the buyers when offers are submitted.

 Verify with your specific lender.....they Do need to see where it comes, if it hasn’t been in that account for 2 complete bank statement cycles. 

As a new investor who may be able to raise private funds, how would one go about providing proof of funds if asked?
