Invest now or wait for the opportunity!

I am a small RE investor with a RE portfolio of

1 Town Home rented out - No partners

4 Condos rented out - purchased with an other partner

I can do a cash out refinance on my town home to generate 150K cash. Including this cash and my savings, I can gather around 200K for investing.

My question is should I invest in this market or should I wait for RE market to cool off a bit.
