.- One commercial bank I've spoken with will bundle all three properties into one loan, however will no approve me due to debt to income ratio; I have a mortgage in my name for my father in laws house (he pays mortgage and resides there) so they see the debt but no rental income.- Hard money will do the loan but with rates at above 8% with sizeable origination fees and significant pre-payment penalties.I was hoping some of you seasoned folks could help me figure out some creative financing solutions for this little conundrum. :)

When the tenant moves out you will have a minimum of 1 month if not two months where you receive no rental income, you have to pay the mortgage payments and then you get to spend more money on make ready repairs, if the security deposit was low you will have more out of pocket so the income earned over the last 12 months has disappeared and then some.

However the online deal went sour because seller wanted 35 days close with $300 flat fee penalty and $100 per day for any day over 35 and I could not get a conventional mortgage with no plumbing from my current lender and rehab loan would take 60 or so days to close.
