As they got older they were less tolerant and tested more- not always being respectful of the no play zone.

@Bill B.Unless you are a talented landlord farm it out your time is better spent getting the next deal.To find a good property manager <50 units go to Irem.org search for ARM certified they passed a battery of tests to become certified.

Yeah, scumbag tenants try to test your landlording skills :-), normally during the first few months. you need to show what you can do, and do not appreciate games.

How you do business in that agency will be dictated by the managing broker(s)/owners.You'll probably be required to hold your personal property outside the realm of your agency relationships and do listings, sales and public leasing through that agency.You will have disclosure issues as being a broker even in your private dealings and your agency will have some liability issues with you acting for yourself so you may have a commission split with that office.I'd suggest you take the class for your test, but hold off on the test until you figure out the advantages.

This is a fourplex so there is just a laundry room with a washer and dryer but the tenants seem to always leave their empty bottle laying around.I was thinking of having one of the tenants, if they agree, to sweep the front on a weekly basis and also make sure the laundry room is clean for a $50 rent reduction.
