hello everyone! I need to get started.  I'm very excited. I'm reading on this topic/BP everyday n every chance I get. I have so much to learn and so much networking to do. I welcome all advice. 

We have been trying to sell the lot for awhile to use for down payments on local deals in the Green Bay area.

One had the original avocado green kitchen counter tops from the 1970s.

I own my primary residence, and recently bought a duplex, so I'm pretty green, though I've been doing scads of BP book and forum homework and deal-calculating.

Preferrably the Green Valley or Southern area.  

The complex is also very family friendly (pools, spas, gym, putting green, rec room, gated security and parking...).

I have my bachelors degree in Environmental Sciences and I'm looking forward to flipping a couple of properties with "green" in mind if it makes sense financially.

Are you thinking SFHs or are you considering multi families, homes designed for elderly or those with accessibility needs, or maybe green living?

And apologies if my last post seemed harsh, I just wanted to try to keep you from avoiding the traps I see other noobs make in only hearing what they want to hear and thinking that the grass is somehow greener on the other side of the fence because they live in an expensive market ... it is plenty green here, it is just a different shade of green.
