I'm a car guy, so I eventually decided that mechanical engineering would be the perfect career for me. 

Porch, electrical, plumbing, roof, tuck-pointing, bathrooms, carpet and mechanicals have all been professionally redone with permits. 

The title people I know are, in my opinion, the most immersed in the community (meaning they have the most real estate connections) due to the nature of what they do; however, they don't necessarily get much experience on the business or mechanical side of the transaction.  

I would check the title to make sure thats all she owes on it, there could be other liens, i.e. tax, mechanical, etc...

I think what I'm looking for is more of the mechanics of a seller financed transaction.

Hey @Andrew Fielder ,Question on your above post for clarity -  What if there's debt in addition to that of the beneficiary who initiated the foreclosure, such as secondary/tertiary trust deeds, mechanic's liens, or tax liens?

They tend to want to know about the real issues:  Structure, roof, mechanical, electrical, and plumbing.

I have a friend who went from mechanic to cop, then to cop/landlord, and now is house hacking, has a 4plex, and works for the state law enforcement.
