Focus more on what kind of tenants this building could attract, and how easy it would be for you or a property manager to manage going forward. 

Because I’m so over budget and I’d have to pay off my current loans first, I’m not sure if the offer would be attractive enough.

Though you have to ask yourself just what kind of agent Redfin is going to attract - and how motivated they'll be to hustle for you when they're paid on salary instead of 100% commission, like me.As a buyer, you must be a rank amateur to agree to walk into the buzz saw unrepresented.

Try to attract people who have family near by, a stable job near by, and who care about the neighborhood.
