It's an older small town.

The market is crazy in my area - I am looking to maybe sell it and buy a triplex in a different town to generate more income and maybe a little extra money from selling the house.

Again, this greatly varies transaction to transaction - I can say from experience that selling agricultural land on contract (seller financing) I would be asking to not only financial information but farming experience, equipment owned, etc. as well.

I was worried their may be less interest because I usually draw commuters who take the metra down town, but I had no issues.

You could also check out the North East side of town between downtown and Palmer Park.

It would be great if your park is in a town of at least 5,000 or so and within ~ 5 miles of a Super Walmart.  

*Independence - This town was starting to get know as a great small town filled with live events.

Towns near Major Airports, Schools, low crime rate, decent population growth and decent amenities in the area.  

It may need to be rescheduled.I regularly work with out of town investors, including some out of the country, and this is something we figure out early in the closing process, as getting notary access at an embassy can take time since COVID.

Pretty much it exception is if you have to move out of town for work.
