Hi Brittney, I'm in west central FL and do not have STR, only LTR. 

Further West and North is where I'm seeing some better numbers.

@Dan Heuschele  its just very hard for investors in other parts of the country to wrap their heads around what we do on the west coast.. and while I understand the thought process around appreciation its still a fact that one deals with.And if your going to live and work there and you can save it looks like 500 a month on rent, rent as we know  is just waiting money and have someone ( rental income) pay down your mortgage for you to the tune of 100k plus over a period of time.. then hey its better than renting.And whats the alternative..

Hello BP Community,I have a 3 unit residential property in West New York NJ.

I am also in West Houston/Katy so lets visit.

His position was its going to get hammered.. he thought the mid west might not be affected as bad.but his point was rents will come down..

The south and mid west are great places to start - I'd suggest looking for mid sized cities in NC, SC, TX, TN if you need a starting point.There are so many options out there, so don't worry so much about finding the exact right market (there isn't one) but look for areas that make the most sense for you!

The west end is definitely one of the nicer areas of the city.   

I am a newbie, but put putting a lot of effort and action into learning who to wholesale in the local area in Washington, but would love to also invest in the West Monroe, Monroe, or Ruston, areas at some point in the future.
